Keep year-round comfort with professional HVAC maintenance in San Francisco. NEON Heating & Cooling inspects, cleans, tests, and tunes your equipment based on the system type and manufacturer recommendations.
Your system works better with regular attention. Routine maintenance gives a technician a chance to spot dirt buildup, drainage problems, worn parts, airflow issues, and other developing problems early.
That can help prevent small issues from turning into bigger repairs.
It may also help the system run more efficiently and keep your home more comfortable.
HVAC inspection can’t prevent every breakdown. But it gives you a much better idea of how the system is doing instead of waiting until something quits.
The maintenance checklist can vary from one system to another. During a typical HVAC tune-up, we may:
We look over the major parts and check for signs of wear, damage, leaks, or other issues. That may include the thermostat, electrical connections, condensate system, ductwork, and refrigerant-side performance where applicable.
Depending on the system, we may clean coils, blower components, condensate drains, filters, burners, or other serviceable parts. Moving components are lubricated where the equipment requires it.
We run the system and check how it operates. That can include airflow, temperature differences, thermostat response, cycling, noise, vibration, and overall heating or cooling performance.
Before we leave, we’ll walk you through what we found. You’ll know what looks good, what may need attention soon, and what should be addressed now.
Since 2023, NEON has provided HVAC maintenance in San Francisco and across the Bay Area. We work with older homes, tight equipment spaces, limited ductwork, and aging electrical systems.
We explain what we find in plain English. No guessing, and no pushing work that doesn’t need to be done.
You can request service online or by phone, even after hours. We’ll get you on the schedule as soon as a technician is available.
NEON Heating & Cooling is a California-licensed HVAC contractor (CSLB #1156494). Refrigerant-related work is handled by EPA Section 608-certified technicians.
Our residential HVAC maintenance in San Francisco is built around the realities of local homes. Older houses may have tight mechanical spaces, condos can limit equipment access, and coastal conditions can expose outdoor components to moisture and salt air.
The NEON team services central HVAC systems, furnaces, heat pumps, and ductless mini-splits. We adjust the maintenance approach based on the equipment and the home itself.

For many homes, one or two maintenance visits per year is a practical schedule. The right frequency depends on the type of equipment, its age, how heavily it runs, and the manufacturer’s recommendations.
A fall HVAC preventive maintenance visit is all about getting the heating side ready for colder weather. Depending on the unit, we may check burners, flame sensors, electrical components, airflow, filters, venting, heat pump performance, etc.
Before warmer weather arrives, we check the cooling side of the system. That may include coils, drainage, airflow, electrical components, filters, and refrigerant-related performance where applicable. Older equipment or systems that work overtime may need more frequent maintenance.
We keep every residential HVAC maintenance visit straightforward from start to finish.
We look over the system and check the major components for wear, buildup, leaks, damage, or anything else that looks off.
We run the equipment and check how it’s heating or cooling. Airflow, temperatures, controls, and system response are part of the evaluation.
We clean and service the parts that need attention. What we work on depends on the equipment and its condition.
We go over what we found and answer your questions. If something needs additional work, we’ll explain the options before moving forward.

Our experience with Freon HVAC has been exceptional for a full panel upgrade to 200 amps and installation of a new Mitsubishi mini-split system in an old house. We took quotes from 4 different top rated hvac providers in the San Jose area, before deciding to go with Freon. I appreciated the honesty and detailed analysis of our needs by Slava when he first showed up to do an estimate. He asked a ton of questions, checked the house for existing setup, wiring, possibilities, and discussed multiple possibilities including ducted, gas, hybrid, and heat pump only. Once we decided to go with a specific type of configuration, he gave us multiple options. Their pricing was competitive and while it took forever for PGE to get to the wiring/transformer upgrade, Freon's team worked with them patiently to meet our needs. Special thanks to Jessica for regular follow ups with PGE and us. Once PGE scheduled the wiring upgrade (after 3 months), Freon's team was prompt and did a very clean install including all internal wiring and drainage work. They ensured city inspection was scheduled promptly and addressed all city concerns for a quick approval. I have not dealt with a more professional and competent crew in this area in a very long time. Would love to do business with them again.![]()

I usually doubt perfect 5-star ratings, but Freon completely earned theirs. My AC/heater combo unit broke, and every other company told me I needed a total replacement, quoting me between $9k and $12k. Freon came out to inspect it, and later that day, they gave me a quote for just $3,000 to repair it. I signed the contract that night, and they were back to do the work just 5 days later on June 19th. The tech replaced the compressor to get it running, but didn't stop there. He thoroughly tested the system, caught a power issue, and replaced the compressor relay and expansion valve to ensure the unit wouldn't break down again. Outstanding service. I'm finally set for the summer and winter. They deserve every single star!![]()

Not every breakdown can be prevented. Regular maintenance can, however, catch developing issues like drainage problems, airflow restrictions, dirty components, or worn parts before they lead to a larger failure.
For many houses, scheduling HVAC maintenance services once or twice a year makes sense. The right schedule depends on your equipment, its age, how often it runs, and the manufacturer’s recommendations.
A typical visit includes inspection, cleaning, and performance checks. Depending on the equipment, we may check filters, electrical components, airflow, thermostat operation, coils, drainage, ductwork, and refrigerant-related performance.
Yes. Annual HVAC maintenance can help your system run efficiently, catch small problems early, and reduce unnecessary wear. It also gives you a better picture of the system’s overall condition.
We’ll explain what we found and how urgent it is. If additional work is needed, we’ll review the recommended next step and pricing with you before anything extra is done.
About 60–90 minutes for a standard visit, on average. The exact time depends on your system type, size, and condition. Homes with separate heating and cooling systems may take longer.
